# Office Painting Melbourne: Repaints, Fitouts and Make-Goods Offices, meeting rooms, stairwells and amenities painted around the working week, from a single suite to a two-level fitout. Owner-run from Mordialloc, with photos below of office jobs in Chadstone, Highett, Brighton, Brighton East and Dandenong. [Call Jimmy — 0432 077 782](tel:0432077782) ## What's included in our office painting service ### Office repaints Walls, ceilings, doors and trims in an office that is still in use, staged area by area and around business hours. ### New fitouts New plasterboard partitions, meeting rooms and stairwells painted to the builder's program, before the tenant moves in. ### End-of-lease make-goods Holes from fixings filled and walls repainted to what the lease asks for, ready for the landlord's inspection. ### Corridors, stairwells and amenities The back-of-house areas staff use every day: corridors, stairs, kitchens and bathrooms, painted around the fixtures. ## Why Melbourne chooses Jetblack Painting for office painting An office repaint is judged by the people who work in it the next morning, so the job is planned around them: which rooms are done on which nights, where desks and screens go, and when each area is back in use. That plan is agreed in the written quote before anyone arrives. Jetblack Painting is owner-run from Mordialloc, and every job is looked at on site before we quote. Work is covered by $10 million public liability insurance and a 5-year written workmanship guarantee. ## Office Jobs Shown on This Page In Chadstone, a two-level office fitout was painted before the tenant moved in: the stairwell, cut in against a black-framed glazed partition and stainless handrails, a corner office between two runs of full-height glazing, and an open office room finished to the suspended ceiling grid. In Highett, a fitout's meeting room, small offices, a new partition room and the corridor were painted under suspended acoustic ceilings, with the floors sheeted throughout. In Brighton, an office was repainted up to its suspended ceiling, and in Brighton East an office was finished in off-white with the internal window surrounds in a deeper stone tone. In Dandenong, an office's accessible bathroom was repainted around its grab rails and fixtures. ## Fitout, Repaint or Make-Good: Three Different Jobs A new fitout is painted into a building program. New plasterboard needs its joins right and a sealer coat before the finish coats, and the painting has to fit around the ceiling grid, the electricians and the flooring going in. A repaint is the opposite: the office already works, so the job is about getting in and out around the people using it. A make-good happens at the end of a lease. Many commercial leases ask the tenant to return the premises in a set condition, which often includes repainting and repairing the holes left by fixings, screens and signage. The lease sets what is required, so we quote against it rather than guessing. ## What Makes Office Walls Hard to Finish Offices are lit to show everything. Long uninterrupted wall runs and light raking in from full-height glazing pick up plasterboard joins, patches and roller marks that a house would hide, so the preparation is done to that standard. The suspended ceiling grid gives a hard line along the top of every wall, and the paint has to stop cleanly on it. Glazed partitions, window reveals, door frames and skirtings are where the cutting-in shows, and in a stairwell all of it is worked from the stairs. Those areas are listed separately on the quote so you can see where the time goes. ## Office Painting FAQs ### Can you paint our office after hours or on weekends? Yes. Office work is usually staged after hours, at weekends or one area at a time during the day, so the business keeps running. The staging and the hours are agreed in the written quote, along with anything the building manager needs, such as after-hours access, lift bookings or loading dock times. ### Do you paint new office fitouts? Yes. The Chadstone and Highett jobs on this page are fitouts: new partitions, meeting rooms, corridors and a stairwell, painted before the space was handed over. We work to the builder's or project manager's program and the ceiling and flooring trades around us. ### Do you do end-of-lease make-good painting? Yes. We fill the holes left by fixings, screens and signage and repaint to what the lease asks for, so the premises are ready for the landlord's inspection. Send us the make-good clause or the landlord's requirements with the quote request and we price against them. ### What do you need from us to quote an office repaint? The address, which areas are in the job, the hours the office is in use, and any rules from the building manager or landlord about access, noise or colours. An address and a few photos are enough to start the conversation; the quote itself follows a site visit. ### How quickly can you quote? Every job is looked at on site before we quote, and the written quote usually follows within 24 to 48 hours of the visit.
