Based just up the road in Mordialloc, Jetblack Painting is a genuinely local painter delivering premium interior and exterior work built for Mentone's seaside conditions. Every Mentone project comes with a clear written quote and thorough preparation from a tidy local team. Whether it's a full exterior repaint or a fresh interior scheme, we deliver sharp lines, durable coatings and a clean, professional result close to home. ## Coastal Protection and Period Care in Mentone Homes near the water in Mentone face salt air, strong UV and damp winters that break down poorly prepared paintwork. We counter that with proper salt washing, primers matched to each surface and premium exterior topcoats. Mentone's Edwardian and interwar homes need careful, period-sympathetic work — bare timber priming, render repair and colours that suit the era. From heritage homes to rendered modern builds, we match the paint system to the surface for a durable result. ## Beachfront Apartments and Modern Builds Along the Esplanade Closer to Beach Road and the esplanade, Mentone's housing shifts from the Edwardian and bungalow streets further inland to a stronger mix of apartment blocks, townhouses and newer architecturally-designed homes. These beachfront properties take the same battering from salt air and UV as anything else near the bay, so the salt wash and preparation we use across Mentone apply just as much here — arguably more, given the direct water exposure. Multi-unit buildings along the foreshore often mean working with a body corporate on shared facades, stairwells, balustrades and common areas rather than a single homeowner. We provide the written scopes, itemised pricing and insurance certificates a committee needs to sign off on works, and we stage jobs to keep resident access open throughout. ## Schools and Local Businesses Around Mentone Mentone isn't only a residential suburb — there's a genuine commercial strip along the Nepean Highway and Bay Road, and established schools including Mentone Grammar in the area. We take on commercial and facility painting alongside residential work: shopfront facades, signage surrounds and general maintenance repaints for local businesses. Commercial jobs come with the same clear, written scope as any residential quote, and we schedule around trading hours or school terms so the work doesn't get in the way of business as usual. ## Strata, Rentals and Shops in Mentone Mentone has more flats and townhouses than its beach-cottage image suggests, from the apartment and townhouse developments near the beach and the Nepean Highway to the old Mentone Hotel overlooking the bay, which has been turned into apartments. On those buildings the common property is repainted for the owners corporation, so we quote it to the committee or strata manager and keep it separate from any owner's own work. For landlords and agents, a rental turnover or a pre-sale repaint is scoped to the rooms and surfaces that actually need it. For shops, the main strip runs along Como Parade West, Balcombe Road and Mentone Parade near the station, with a second commercial area on the Nepean Highway; a shopfront or office repaint is staged around trading, with after-hours and weekend work available. ## What we paint in Mentone ### Interior painting Walls, ceilings, trims and doors in Mentone, including the ornate cornices, ceiling roses and deep skirtings period homes here tend to have. Yes. Mentone has a strong run of Edwardian and California bungalow homes, especially around Como Parade, Mentone Parade and the streets between the station and the beach. These houses need period-appropriate care. That means treating older coats as possible lead paint, careful timber restoration, render repair where it is needed, and colours that suit the era. Done properly, it shows in how long the finish lasts. ### How do you handle Mentone's coastal salt air on exteriors? Salt air off Port Phillip Bay is a real factor here. It settles on the surface and gets in the way of adhesion, so new paint over an unwashed wall can lift. We wash the salt off before any paint goes on, prime bare and repaired areas, and finish in premium exterior topcoats from Dulux and Taubmans. Every exterior job carries our 5-year written workmanship guarantee. ### Do you offer free quotes in Mentone? Yes. Quotes are free, written, and carry no obligation, across Mentone and the wider Kingston area. The scope and the preparation are itemised up front, so there are no surprises later. Call Jimmy on 0432 077 782 or ask for one online. We respond to enquiries within 24 to 48 hours. ### Do you paint apartments and units along the Mentone foreshore? Yes. The stretch near Beach Road and the esplanade holds a good number of newer apartment and townhouse developments, sitting alongside the older Edwardian homes further inland. Those beachfront buildings face the same salt air as anything else in Mentone, so they get the same salt wash and preparation before any paint goes on. We are used to working with body corporates on shared facades, stairwells and common areas. ### Do you do commercial painting around Mentone's schools and Nepean Highway businesses? Yes. Mentone has a solid commercial strip along the Nepean Highway and Bay Road, and established schools including Mentone Grammar. We handle facade repaints, signage surrounds and general maintenance for businesses and facilities as well as homes. Commercial work is quoted with a clear scope and scheduled around trading hours or school terms. ### Who repaints the common property in a Mentone apartment block? The owners corporation does. In a Mentone block of flats or townhouses, the stairwells, entries, fences and outside walls are usually common property, so the repaint is approved through the committee or strata manager and paid for by the owners corporation, not by any one owner. We quote that work to them in writing, kept separate from any owner's private repaint, with our $10M public liability certificate and 5-year workmanship guarantee attached. One of the jobs on this page is a Mentone fire stair we repainted for an owners corporation managed by Ace Body Corporate (PICA Group). ## Recent work in Mentone Four Mentone jobs: a body-corporate fire stair repainted top to bottom for an owners corporation managed by Ace Body Corporate (PICA Group), shown before and after from the same landing; an exterior repaint at Mentone Baptist Church; a hole through a bathroom wall repaired and painted in an occupied home, shown before, during and after; and the painted brick exterior of a single-storey home. Common-property stairs like this one get used constantly and weather from both sides — foot traffic on the treads, sun and rain on everything else. Charcoal was chosen because it holds its look under that kind of use far longer than a lighter tread colour would. The top of the same stair before the job, from almost the same spot as the finished shot that follows it. The treads were a pale grey that showed every scuff, and rust had broken through the coating along the handrail — the one surface on a stair that every resident grips, every time. The same view after the repaint: the handrail back under a sound coat, and the treads in the darker colour that holds up to constant foot traffic. Body corporate work like this is coordinated around residents coming and going the whole time it's underway, not done to an empty building. Mentone Baptist Church, exterior repaint. A commercial or community building like this one gets painted for durability first — the fascia and eaves take the most weather of any surface on the building — with the finish still sharp enough that the signage and brickwork read cleanly from the street. A hole right through the plasterboard in a Mentone bathroom, with a split running off it along the sheet. Paint on its own can't hide damage like this — the board has to be made sound and flat first, or the hole shows straight back through the new coat. The same wall with the repair filled and set, before any paint went on. The filler is taken well past the edges of the hole and the split rather than stopping at the damage, so the repair ends up level with the wall around it instead of standing proud as a square. The same bathroom wall painted and finished. The repair sits under the new coat and the wall reads as one even surface again — in a small room with light raking across it, that is the part that gets noticed if it isn't right. Rough-faced brick on the corner and a smoother brick along the side wall, painted out together with the eaves, window sill and downpipe. Textured brick like the corner section has a deep groove in every face, and each one has to be filled with paint — miss them and the old colour shows through as soon as you look along the wall at an angle. **Jetblack Painting** — House Painters Mentone | Phone: [0432 077 782](tel:0432077782) | Email: [jimmy@jetblackpainting.com](mailto:jimmy@jetblackpainting.com) [Home](/) | [Interior Painting](/services/interior-painting/) | [Exterior Painting](/services/exterior-painting/) ## Suburbs we service -
